Bergen County's Trusted Property Advisor Is Ready When You Are.

Meet Dawn Donaghy
Founder, Maison Lee Collective
Some people find their calling in a classroom. Dawn Donaghy found hers on the construction floors of New York City's most iconic hotels — where precision was non-negotiable, details were everything, and the standard of excellence was set by the buildings themselves.

Over a career spanning more than two decades, Dawn built her expertise managing complex, high-stakes commercial construction projects throughout New York City. She oversaw renovations at some of the most celebrated hospitality properties in the world — the St. Regis, the Plaza Athénée, the Waldorf Astoria, and the Hilton — where the margin for error was zero and the expectation of excellence was absolute. It was in those environments that Dawn developed the meticulous attention to detail, the sharp eye for quality, and the unshakeable commitment to accountability that defines everything she does today.

"Working in luxury hospitality construction taught me that every single detail matters — because in those spaces, the clients notice everything.
I brought that same standard with me when I founded Maison Lee Collective."

But alongside her professional career, something else was quietly happening. Friends called her when a contractor disappeared mid-renovation. Family members asked her to review bids they didn't understand. Colleagues sought her guidance when projects started going sideways. Time and again, Dawn found herself stepping in as the trusted advisor that property owners desperately needed but rarely had access to.

The pattern was impossible to ignore. Property owners — even incredibly successful, intelligent people — were navigating one of their largest financial investments without anyone truly in their corner. Contractors had their own interests. Property managers had their limitations. And the world of construction was, for most owners, an intimidating black box of technical language, competing bids, and uncertain outcomes.

Dawn decided to change that.

A Business Born From a Genuine Need
Maison Lee Collective was established to bridge the gap that no one else was filling — combining deep commercial construction expertise with the kind of personal, white-glove service that high-value property owners deserve. Based in Bergen County, New Jersey, Dawn now serves homeowners, estate owners, real estate investors, and commercial property owners throughout northern New Jersey and the greater New York metropolitan area.

What makes Maison Lee Collective unlike any other firm in the region is the breadth of expertise Dawn brings to every client engagement. Most service providers exist in one lane — property managers handle operations, general contractors handle construction, home watch companies handle inspections. Dawn brings all three disciplines together under one roof, representing the owner's interests exclusively through every phase of property ownership.
She is not selling construction services. She is not affiliated with any contractor or vendor. She is your advocate — the one person in the room whose only job is to protect your investment, simplify your decisions, and make sure everything is done right.

"My clients come to me overwhelmed and leave feeling like they finally have someone they can trust. That is the most rewarding part of what I do."

The Person Behind the Professional
Dawn's approach to property is deeply personal — shaped not only by decades of construction experience, but by a lifelong love of beautiful, well-considered spaces. A graduate of the Fashion Institute of Technology, she brings a trained design sensibility to every property she touches — understanding instinctively how to make the most of a space, add warmth and intention to a room, and elevate a home beyond its functional purpose.

When she is not on a job site or reviewing a contractor proposal, you will likely find Dawn in the kitchen — she is an enthusiastic home cook who approaches a recipe the same way she approaches a renovation: with care, creativity, and an insistence on getting every detail just right. She is also a devoted animal lover — and yes, she has been known to walk a client's dog during a property visit. That is simply the kind of person Dawn is. She shows up fully, personally, and completely — for her clients and for the properties she is trusted to protect.
